Buying a home in Australia — how it works

  1. 1Non-resident foreigners: new builds/off-plan only, FIRB application first (fees scale with price) — established homes are off the table until at least 2027.
  2. 2Auctions decide much of Sydney and Melbourne — unconditional bids, so building/pest inspections happen before auction day.
  3. 3Stamp duty plus foreign-purchaser surcharges (7–8% extra in NSW/VIC) make the all-in cost for foreign buyers among the world's highest.
