Buying a home in Cyprus — how it works
- 1Reserve with a deposit, then sign the contract of sale — your lawyer files it with the Land Registry to protect you before title transfers.
- 2Non-EU buyers apply for the Council of Ministers permit (a formality in practice, handled by your lawyer).
- 3Budget roughly 2–8% on top: transfer fees or VAT (19% on new builds, often reduced to 5% on a primary residence), stamp duty, legal fees.
- 4Always confirm the title deed situation before paying — separate title deeds are the thing to insist on in Cyprus.
