Buying a home in Brazil — how it works

  1. 1Get a CPF first — it's required for everything and obtainable at a consulate or in-country.
  2. 2The cartório (notary) system runs the transaction: matrícula (title record) checks, escritura signing, registration — a local lawyer keeps it honest.
  3. 3Transfer tax (ITBI) is ~2–3% by city plus notary and registration fees; total costs are modest by European standards.
