Holiday home in Spain — how it works

  1. 1Get the NIE first — nothing signs without it; a gestor or lawyer obtains it in days.
  2. 2Budget ~10–13% on top of price: transfer tax 6–10% by region (or 10% VAT on new builds), notary, registry, lawyer.
  3. 3On the costas, use an independent lawyer — never the seller's — and verify the property's licence of first occupation.
  4. 4Community fees (comunidad) and non-resident income tax on imputed rent are the recurring costs owners forget.
